DDR Corporation is expanding with the construction of a new four story, 240,000 square foot building on the West side of their existing campus in Beachwood. The new multi-use structure will link their two existing 45,000 square foot buildings with a pedestrian bridge, allowing easy access for their staff to the amenities provided in the new facility.

The Lower Level offers a variety of benefits for the corporate staff and employees, such as a full service kitchen and dining room, a health and fitness center, a central mail room, a 250 seat auditorium and four training rooms. In addition to expanding the on-grade parking facilities, the Lower Level also includes a 200 space interior parking garage. DDR intends to occupy the first and second floors initially, and the remaining two floors are designed as conventional multi-tenant office space. Future growth for the Corporation will include fully occupying all four floors of office space.

Tec Inc. contracted directly with a local developer for the initial core and shell construction documents, and later partnered with a local contactor in a design/build relationship for the interior fit-out design. Our services included site lighting design, power distribution, interior lighting design, lighting controls and all technology systems for the lower three levels occupied by DDR. Power was delivered to the office space floors utilizing vertical bus duct risers, with separate distribution systems for each of the HVAC, lighting and power loads. Our power design also included an on-site, diesel generator providing standby power for egress and exit lighting, elevators and for technology system equipment.
